In short
What plumbing estimating covers
Plumbing estimating is the takeoff and pricing of a building's plumbing systems: domestic water, sanitary waste and vent, storm drainage, condensate and gas piping, with the fittings, valves, insulation, fixtures and equipment they connect. Pipe is measured by system, material and diameter, and fittings and fixtures are counted. MassBid Estimation prepares plumbing takeoffs and estimates for plumbing contractors, general contractors and suppliers, typically in 24 to 48 hours.

Bid day · 11:30 AM
Fourteen sheets of plumbing, four floors, and a fitting count that is still a percentage of the pipe.
On a plumbing job the pipe is the easy part. It is drawn as lines and can be measured. The labor is in the fittings: every elbow, tee, wye and reducer is a joint to be made, and they are not drawn to be counted.
So most bids measure the pipe and add a percentage for fittings. Where the runs are long and straight the percentage is generous. In a hotel or an apartment building, where every unit has a bathroom and every bathroom has thirty joints, it falls well short, and the difference is all labor.
Four ways a plumbing bid loses money
01 · The fittings
A percentage where a count was needed
Short branches to fixtures are almost all fittings. A factor based on pipe length misses them in exactly the buildings with the most bathrooms.
What changes
Elbows, tees, wyes and reducers are counted by type and size on the plans, each on its own line.
02 · The underground
Below-grade pipe priced as above-grade
Underground waste and storm need trenching, bedding and backfill, and different material. Mixed in with the above-grade runs, that cost disappears.
What changes
Below-grade and above-grade pipe are separate lines, with trenching and backfill carried for the underground.
03 · The risers
Vertical pipe the floor plan does not show
Stacks between floors, drops to fixtures and vents through the roof add length that a plan-view measurement misses.
What changes
Riser diagrams are read with the plans and vertical runs are added floor by floor.
04 · The schedule
Fixtures counted from the schedule, not the plans
The schedule lists a fixture type once. The plans show how many there are, and in a building of repeated units a small difference multiplies.
What changes
Fixtures are counted on the plans unit type by unit type, then checked against the schedule.
Then and now
What has changed in plumbing estimating
Plumbing used to be estimated with a scale rule, a fixture count and a factor for fittings. Four things have changed that.
Pipe materials have multiplied
Copper, CPVC, PEX, cast iron, PVC and stainless press systems each have their own fittings, joining method and labor. The material named in the specification changes the estimate more than the length does.
Copper and resin prices move
Pipe and fitting prices have been volatile in recent years. Keeping quantities apart from prices lets a bid be repriced on the day it goes in.
Codes added scope
Water-efficiency rules, hot-water recirculation, backflow prevention and condensate disposal are now routine. Each adds pipe, valves and devices that older unit costs leave out.
Fittings are counted on screen
Each fitting is marked on the PDF in a color for its type and size. The count that used to be a percentage is now a number that can be checked against the drawing.

A real plumbing estimate
Plumbing cost breakdown for a four-story hotel
The summary of one finished plumbing estimate: a four-story hotel in Florida of 80,548 square feet.

The estimate ran to more than 40 sections, from cold water pipe and fittings through storm drainage, gas piping, fixtures, water heaters and trenching.
Figures are from the delivered estimate, rounded to the dollar. They are specific to that project and are shown to illustrate how a plumbing estimate is built up, not as a price guide.

Pricing data
Where the prices come from
Quantities are priced from our own pricing database, built with local vendors across the United States. The estimator enters the project's ZIP code and gets current material prices for that market.
Material prices change from region to region and from month to month, so a price book or a national average is out of date before the bid goes in.
Priced by ZIP code
Current local material prices for the place the job is built, not a national average.
Updated by vendors
Local vendors update their prices in the database as they change.
Labor as you bid it
Union, open shop, or Davis-Bacon and prevailing wage rates with fringes.

Questions
Plumbing estimating FAQ
It is the takeoff and pricing of a building's plumbing systems. Pipe is measured by system, material and diameter, fittings and fixtures are counted, valves, insulation and equipment are added, and labor hours and material prices are applied to produce an estimate a plumbing contractor can bid from.
Domestic hot and cold water, sanitary waste and vent, storm drainage, condensate and gas piping, each by diameter and split into above and below grade, with fittings, valves, cleanouts, drains, insulation, fixtures and water heaters. Trenching and backfill are carried for underground runs.
Yes. Elbows, tees, wyes, reducers and couplings are counted by type and size and listed on their own lines. In two hotel guest rooms we took off, about 250 feet of half-inch water pipe came with 50 ninety-degree elbows, which is why fittings are counted and not covered by a percentage.
Division 22 Plumbing. Fire sprinkler work is Division 21 Fire Suppression and can be included where it is on the drawings; HVAC piping is Division 23.
Yes. Below-grade and above-grade pipe are separate lines for each system, because the material, the labor and the trenching are different.
A single project starts at $199, and simple scopes typically run $100 to $250. Larger buildings typically run $200 to $500, and large or complex plumbing packages are quoted individually. The quote is free and usually comes back in about 20 minutes.
It depends heavily on the building. On one four-story hotel we estimated, plumbing trade cost was $10.83 per square foot before general requirements and markups. Buildings with a bathroom in every unit cost far more per square foot than offices or warehouses.
Yes. This page shows a full sample from a finished job (plumbing, for a three-story apartment building, 30,900 sq ft in Florida), which you can open full screen and read page by page. It was built to that client's own specification, so the wage rates, pricing and overhead and profit are theirs. Ask us for a current sample in your own trade.
From our own pricing database, built with local vendors across the United States. An estimator enters the project's ZIP code and gets current material prices for that market, and vendors update their prices as they change. Labor is priced as union or open shop, or at Davis-Bacon rates with fringes on government work.
Yes. The estimate is delivered as an editable Excel workbook with the formulas built in. Change any quantity, rate or markup and the whole estimate recalculates. If overhead and profit was set at 25% and you want 30%, change that one cell and every total updates, so you can adjust your number minutes before the bid is due without sending it back to us.
As many as you need. Every revision is free, including addenda, scope changes and pricing updates, however many times you come back, and there is no time limit. Revisions are handled on priority and are typically returned within an hour to a few hours, depending on the size of the change.
Yes. Every estimate is built to the client's own specification. Send your labor units, material pricing or a past estimate and the package is returned that way. You can also order quantities only and price them yourself.
Because counting fittings across a full plumbing set is slow, exact work that a busy contractor rarely has hours for in bid week. Outsourcing gives a plumbing contractor a counted, checked estimate in a day or two and lets them bid more jobs with the same staff.
