In short
What flooring estimating covers
Flooring estimating is the takeoff and pricing of a building's floor finishes from the finish plans and the room finish schedule: carpet, sheet vinyl, LVT, rubber, tile, resinous flooring and polished or sealed concrete, together with the wall base, transitions and floor preparation that go with them. Each finish is measured by its tag, base is measured in linear feet, and wall tile is measured from the interior elevations. MassBid Estimation prepares flooring takeoffs and estimates for flooring contractors, tile contractors and general contractors, typically in 24 to 48 hours.

Seven floor finishes on one plan, and the bid form wants a price for each.
A finish plan looks simple: colored rooms and a legend. The work is in the boundaries. Where the carpet stops and the sheet vinyl starts, which rooms get cove base and which get rubber, where a transition strip is needed and which kind.
Flooring is also bought in rolls, cartons and tiles, not in square feet. A net area with one waste percentage across every material orders too much of one product and too little of another.
Four ways a flooring bid loses money
01 · The tags
Rooms measured by name instead of finish tag
The finish schedule assigns a tag to every room, and one room can carry two. Measuring by room type puts square footage under the wrong product.
What changes
Each finish tag is measured as its own area from the finish plan and checked against the room finish schedule.
02 · The base
Wall base taken as the room perimeter
Base stops at door openings and casework, and a building usually carries more than one type: rubber, cove, tile or wood.
What changes
Base is measured in linear feet by type, wall by wall, with openings left out.
03 · The transitions
Transition strips and thresholds left off
Every change of finish at a doorway needs a strip, and the profile depends on the two materials meeting there.
What changes
Transitions are measured by type: carpet to vinyl, vinyl to concrete, tile to resilient.
04 · The walls
Wall tile missed because it is not on the floor plan
Restroom wainscot, wet walls and backsplashes only appear on the interior elevations, sheets a flooring takeoff often never opens.
What changes
Wall tile is measured from the interior elevations by tile type and height.
Then and now
What has changed in flooring estimating
A flooring bid used to come from a scale rule, a room list and a waste factor. Four things have changed the takeoff.
Finish plans carry more products
A single floor now commonly mixes carpet tile, LVT, sheet goods, rubber and exposed concrete. More products mean more boundaries, more transitions and more ways to misplace an area.
Polished and sealed concrete is a finish
Large retail and school floors are often polished, stained or sealed concrete. It is priced by the square foot like any other finish and belongs in the flooring takeoff.
Moisture and floor preparation decide the job
Moisture mitigation, self-leveling underlayment and substrate preparation can cost as much as the finish. Where the drawings are silent, the estimate has to say what was assumed.
Takeoffs are done on screen
Areas are traced on the digital finish plan in a color per tag, so the quantity can be checked against the drawing instead of taken on trust.

A real flooring estimate
Flooring cost breakdown for a recreation center
Line totals from one finished flooring estimate: a recreation center in Texas of about 11,500 square feet, with 10,355 square feet of floor finishes.
Trade cost came to $86,873, or $7.57 per square foot of building: $38,559 of labor and $48,314 of material. Rubber flooring was 14% of the floor area and 24% of the cost, at about $13 per square foot against $6.33 for sheet vinyl. With overhead and profit, insurance, contingency and tax the suggested bid was $110,840.
Figures are from the delivered estimate, labor plus material, rounded to the dollar, with related lines combined. They are specific to that project and are shown to illustrate how a flooring estimate is broken down, not as a price guide.

Pricing data
Where the prices come from
Quantities are priced from our own pricing database, built with local vendors across the United States. The estimator enters the project's ZIP code and gets current material prices for that market.
Material prices change from region to region and from month to month, so a price book or a national average is out of date before the bid goes in.
Priced by ZIP code
Current local material prices for the place the job is built, not a national average.
Updated by vendors
Local vendors update their prices in the database as they change.

Questions
Flooring estimating FAQ
It is the takeoff and pricing of a building's floor finishes. Each finish is measured by its tag from the finish plan, wall base and transitions are measured in linear feet, wall tile is taken from the interior elevations, waste is added per material, and labor and material prices are applied to produce an estimate a flooring contractor can bid from.
Floor area for every finish tag, such as carpet, sheet vinyl, LVT, rubber, tile, resinous flooring and polished or sealed concrete; wall base by type; transition strips and thresholds; wall tile and trim; and floor preparation where it is specified.
Yes. Wall tile, wainscot and backsplashes are measured from the interior elevations by tile type, with corner guards, end caps and trim in linear feet.
Waste is applied per line, not once across the job. In the sample estimate on this page each finish carries 10%. If you use your own factors for roll goods, carpet tile or patterned tile, send them and they are applied instead.
Yes, where it is in your scope. Polished, stained and sealed concrete are measured by the square foot like any other finish. On one retail store we took off, polished concrete was 69,296 square feet, the largest finish on the plan.
It depends on the mix of finishes. On one recreation center we estimated, flooring trade cost was $7.57 per square foot of building before markups, with sheet vinyl at $6.33 per square foot installed and rubber flooring at about $13.
Division 09 Finishes. Tiling is 09 30, flooring 09 60, resilient flooring 09 65, carpeting 09 68, and fluid-applied or resinous flooring 09 67.

Labor is priced as union or open shop, or at Davis-Bacon rates with fringes on government work.
Yes. The estimate is delivered as an editable Excel workbook with the formulas built in. Change any quantity, rate or markup and the whole estimate recalculates. If overhead and profit was set at 25% and you want 30%, change that one cell and every total updates, so you can adjust your number minutes before the bid is due without sending it back to us.

Yes. Every estimate is built to the client's own specification. Send your template, unit prices or material allowances and the package is returned that way. You can also order quantities alone and price them yourself.
Because a finish plan with many products takes hours to measure carefully, and flooring bids often arrive several at a time. Outsourcing gives a flooring contractor a measured, checked estimate in a day or two and lets them bid more work with the same staff.
